For Realtors, Closing Attorney's and Prospective buyers

Our annual assessment is $625. Our fiscal year is the calendar year (1-January to 31 December).  For proration our annual assessment daily rate is: $1.72/day.  A $300 Preservation Fund Contribution is required from all buyers of both new homes and resale of an existing home. Separate checks are requested.

For sales of new homes on lots 94 or greater the annual assessment is prorated from the first day of the month following issuance of a certificate of occupancy.  At settlement a proration from the date of closing to the end of the year would be paid by the buyer.  The builder pays the prorated amount from the date of closing back to the 1st of the month following the issuance of the certificate of occupancy.

For sales of new homes on lots 93 or lower and all resales on any lot the annual assessment begins on January 1 of the year.    The proration is based on the date of closing with the buyer and seller paying their prorated amount.
